Townhouse complex proposed for Allanburg

A public meeting on the project will be held at City Hall tomorrow at 5:30 p.m.

Lally Homes is looking to develop fifteen residential townhouses at 2248 Centre Street in Allanburg.

The townhouse units would have two storeys each, with a finished basement and a single car driveway and garage. There would also be an extra ten parking spaces built on the plot of land for visitor parking. 

The site of the proposed development used to house Dougherty’s Meat Packing Plant, which operated in Allanburg between 1977 and 2010. The plant was demolished in 2019 and the lands have been sitting vacant ever since.

The Ministry of Environment, Conservation and Parks is currently conducting a site condition study, which is mandatory before permitting residential development on former industrial lands.

To be able to move the project forward, the developer is also looking for an official plan amendment and a zoning by-law amendment from the city.

The nature of the change is to permit a density increase from 9.77 units/hectare to 19.38 units/hectare. This will permit the development of 15 townhouses instead of 7.5.

At the end of May, neighbours were notified of the project but no oral or written feedback had been received by Friday morning, June 16.

A public meeting on the proposal will be held at City Hall on Tuesday at 5:30 p.m. A representative for the developer will be in attendance to answer any questions from residents and city councillors.

City Hall is currently working on a report regarding the project, which will be presented to and voted on by city council at a later date.
